M&P15T Posted January 4, 2019 Share Posted January 4, 2019 Sitting here, bored.......really bored. But I did do one cool thing today!! I am working with a young couple who own a 113 year old historic home, that has some serious structural issues. Since they're not home builders, the structural engineering plans meant nothing to them, and I needed to figure out a way to explain to them what was happening in their home, and what repairs were needed. They don't live in their home now, and although I had suggested meeting at their home, they hadn't replied back. So, using 20-20, software meant to design a kitchen, I created an accurate 3d model of the basement and 1st floor structure of their home. It shows the joists, beams, support columns, the stuff they need to see to understand the damage that needs to be repaired. I spent hours creating this, and we can move through the structure any way we want, see everything. I just got an e-mail from them, confirming meeting at their home tomorrow. These repairs MUST be done, the damn house is sinking!!! It's a very young couples first home, they just bought it. They got royally screwed, as it never should have been approved for sale without these repairs being done. So we're fixing the structural issues at our cost, just to get them taken care of. Where these joists go into the brick, they're turning to dust. Disintegrating. Dropping down in the slots. All these joists are rotted, turning to dust, where they go into the brick. From right to left in this picture, the joists get worse and worse, and are lower and lower. The floor above slopes from right to left severely. The leaning of the support posts gets more severe the closer they are to the camera. You can see the twist in the beam. Main beam, twisted and leaning. This is the best shot; see the brick support post partially covered in carpet, to the right of the shelves? See the lean? I was watching "This Old House" and they somehow managed to save this shitbox: That house was farking dead to rights. And they managed to fix it up. We started using a calcium based filler that is replaced every once and a while, as we are on Well Water. When we started getting water that resembled St. Patrick's Day, we went that route, no more green in the water. The water is a bit cloudy for a bit until it clears due to the additive. You can make it solid but it will always be old and creeky etc. A fire is the easiest solution. Plus you can cut the water off in the meantime if absolutely necessary. Not to mention - to my eye it doesn't look bad. As far as the BIL - yeah.
