I’m helping him look. I discovered a disturbing trend in new HOAs. They have an At Will or Ad Voluntatum clause in the CC&Rs. Basically the HOA board can make up and enforce rules as they go. She was surprised to see a condition in the contract that basically said the shelter people or police could come onto our property / in the house, whenever they deemed necessary, to check on the animal's welfare. YMMV Some of the communities have militant Napoleon complex martinets on their boards, these assholes never had control over anything in their shitty lives, and now they can give you a hard time about where you park your car, fly a flag, etc yes some are like that..... Our small development (220 homes) is the best of what you find in S FL, The "rules" work out OK, it keeps people from being "people" (Ya know what I mean?) No shitty work trucks in the driveway, no boats on trailers in the yards,,, keep your trash cans out of sight, homes painted certain colors (community paints every few years, and cleans the roofs) Reasonable rules that make life good for the most people.... AND with what is happening just about everywhere we have security...of a sort...Gated controlled entry... I realize, this is not for everyone, but for us at this stage of our lives...it's nice not to have to worry about the landscaping, the lake, the street paving etc... 2 Link to comment Share on other sites More sharing options...

railfancwb Posted September 10, 2022 Share Posted September 10, 2022 My brother, who was largely an invalid at the time, and his wife bought into a gated community where outside upkeep - mowing, trimming, etc - is part of the monthly HOA fee.
