Builders, school me on sheds

Mrs. G is making noises about adding an outdoor shed to our property. She wants it so I'll have a place for my reloading stuff, tools, etc., as well as a few things of hers. Not having been born yesterday I realize this is wifespeak for an overflow junk drawer, and I also know it's inevitable once she sets her cap on it.

We went to a place this afternoon called Georgia Yard Barns, which brings pre-fab sheds to your property, but I'm sure such an option is rife with danger. What would y'all recommend? I think finding a local builder and having something built to spec would be the best option. I'll have it wired and maybe plumbed.

I agree with ya.  Build what ya want.  However...with the price of lumber now days, it ain't gonna be Cheap!!!  AND finding a local builder to even do it for ya might be the real chore.  Hell, my neighbor across the street has been having some renovations, (cabinets, wood floors} for the past MONTH!!!  They come like 6 hours, then back in 5 days for another 5-6 hrs.  Unbelievable.  I have to have the plumbing redone thru the roof in my whole house do to pipe that was installed 24 years ago.  Can't even think about selling the house if I wanted to unless I do.  Dude told me, It'll take them ONE DAY and done.  Then the drywall guy will come and repair the wall in ONE DAY.   Deal is though...He can't come for 28 days.  Thank GOD I got the leak fixed that started the whole mess Or, I'd be hauling water for 28 days!!!  NOW...when it's finally done...Lets see how long I gotta wait for the dry wall dude...

Hope your "Labor" up there are in less demand than down here or you're gonna have a wait...

What “big box” building stores are in your area? Lowe’s and Home Depot around here often have prebuilt shells which can be delivered. And there are storage building specialists doing the same thing. Roll the shell onto a trailer or lift truck, roll it off at the site. There would be preparation of landing spot required.

My buddy tried that.  Those are on "Display".  Try to actually BUY one...Different story.  Least here in Orlando.  They just don't have em layin around.  they have to be built when ordered I believe.  Not sure they even do it anymore.

We do that intentionally to drive up prices and it works.

A lot of those guys will sell you the slab too. Saves money the fewer hands on it.

Pre-fab is a really nice way to go (having built 2 of the damn things with Dad myself).  Let's just say - not a bonding experience.

Check necessary distance from property lines if a fence is not there.  

It goes without saying, however big you think you want - make it bigger.  They are junk magnets.

Timely thread, as I'm looking to have a garage/barn built on the Colorado land.

I've put together those sheds that come in a box (NEVER AGAIN), had one of those pre-fab sheds delivered. they literally bring it on a trailer, and slide it into place on your pre-leveled site. Mine came wired for electric and lights, They ain't cheap. Hefty plywood floor, the rest is all metal. Out in Colorado, I'm pouring a slab, and then they'll build the garage on top of it. It has conduit for electric, windows, etc. Can even get it insulated. for a 3 car garage that is 18x45, it's gonna be around 11k, plus the cost of the slab. Worth it, to not have to F with it, ya know?
